Airlie Beach Resort
Crystalline Shores is a 6-stage resort development being built within
walking distance of the new $350 million Port of Airlie marina at Airlie
Beach in Queensland, Australia.
When it's completed it will house 55 separate 1, 2 and 3 bedroom
villas over its 7.5 acres along with a resort complex, two
pools and miniature putting greens. The villas will be available
for holiday lettings to Australian and international holiday-makers who flock
to the Airlie Beach area year-round.
Stage 1 and Stage 2 of this project have been completely sold out.
Stage 3 was released for sale on February 13 2006 and is almost sold out
as well.
All three of these stages will be constructed at the same time, creating
30 luxury resort villas plus the central resort building and booking service.
Construction is expected to commence in 2007.

Airlie Beach is the gateway to the nearby Whitsunday Islands and both are
acknowledged as two of Australia's major tourist resorts, each one supporting
the other.
Over the last decade Airlie Beach has also become a new El Dorado for Australian
real estate investment, similar in many ways to the development of the Gold
Coast and Noosa. The cosmopolitan resort town has been undergoing a major
transformation ever since 1995 and now attracts around 1,000,000 visitors
annually.
Almost $1.2 billion worth of real estate development has been undertaken
in Airlie Beach since 1995. This has seen property prices rise
substantially in just a few years. And this is a trend that seems unlikely
to end in the foreseeable future
Airlie Beach and the Whitsundays have a festive atmosphere year round. During
the day, life revolves around the marina, shopping, sailing and diving in

A number of factors make this development very attractive to astute property

There's a strong shortage of high-quality tourist accommodation in
Airlie Beach. Average occupancy rates in the area were 80.9% at the
end of 2005, and operators of superior resorts similar to Crystalline Shores
reported occupancy rates as high as 90% to 93%.

The development itself is located in an ideal position opposite the new $350
million Port of Airlie. When completed, this port will become the principal
gateway to the Whitsundays. This in turn will ensure a constant year-round
stream of visitors passing immediately by.

The land on which Crystalline Shores is being built is situated on a gently
sloping hillside overlooking the Port and only a few minutes walk
from shops, restaurants and night-life. This will also help make it a compelling
accommodation choice for tourists.

Property prices in the area have appreciated substantially
in recent years, along with room rates. This is part of
a longer-term trend that has been well in evidence since 1998, and most
especially since 2002.

Similarly, there's a land shortage in Airlie Beach (the town is bounded
by National Parks and agricultural areas) and all the key sites - such as
Crystalline Shores - have already been taken.

As a result of all these factors, substantial capital gains are relatively
assured. We're also confident that the cash-flows investors will receive
from letting their villas to holiday makers will be consistent and

The full Crystalline Shores resort will consist of 1, 2 and 3-bedroom villas
with anticipated room rates of $370 per night (1 bedroom) to $550
per night (3 bedroom). These rates are being achieved by properties of
a similar standard in the Airlie Beach area right now.
Investors in this project will be protected by a Management Agreement
(included in the contract) to cover day-to-day operation of the resort and
average occupancy is expected to be more than 50% in the first year.
Prices as of 26 November 2006 for the last five 2-bedroom and 3-bedroom villas
remaining in Stage 3 range from $773,500 to $1,371,670. Based
on current building activity and property appreciation rates in the Airlie
Beach area, prices for villas in Stages 4 to 6 are expected to be substantially
higher.

Your Own
Crystalline Shores Resort Villa
Foreign Investment Review Board Approval in Australia has been given to the
Crystalline Shores project and currently a maximum sale of 50% of
these villas s is allowed to overseas buyers.
At present - for off-site buyers - we'll accept a $1,000 inspection fee to
fly you from anywhere in the world to view the site prior to an agreement
to purchase. Upon signing of the contract, a 10% deposit will be required.
This will be held in the trust account of Gayler & Company Solicitors,
accruing interest which will be split 50/50 between the buyer and developer
upon completion. Settlement will be required 14 days after titles are produced
from the Queensland Titles Office.
Contracts will include a furniture pack purchase of $25,750 (plus GST) for
a 3 bedroom villa, along with the resort's Management Agreement.
Crystalline Shores is being undertaken by Double Bay Enterprises Pty Ltd,
a subsidiary company of Pegsus Finance and Land Pty Ltd.
